How to use this Lease Renewal Agreement in Florida

Start the renewal conversation 60–90 days before the lease ends. Have every adult tenant sign, and keep the signed renewal with the original lease.

If the rent goes up, give the written notice your state requires before the new rent starts and note the date in the renewal. Collect any added deposit by the start of the renewal term.

Frequently asked questions

How much can I raise the rent at renewal in Florida?

There is no statewide rent cap (No statutory limit; local rent control preempted). Local ordinances may add limits.

Do I need a whole new lease to renew?

No. A renewal agreement extends the existing lease and lists only what changes; everything else stays in force. Use a new lease if most terms change or the tenants change.

What if the lease just ends without a renewal?

In most states a tenant who stays and keeps paying becomes month-to-month on the old terms; ending that tenancy then needs written notice — landlord 30 days in Florida (Fla. Stat. § 83.57(3)).
