How to use this Lease Renewal Agreement in Oregon

Start the renewal conversation 60–90 days before the lease ends; in Oregon 7% + CPI or 10%, whichever lower (2026 cap: 9.5%); no increase in first year; 90 days' written notice; buildings under 15 years old exempt (ORS 90.323; ORS 90.324). Have every adult tenant sign, and keep the signed renewal with the original lease.

If the rent goes up, give the written notice your state requires before the new rent starts and note the date in the renewal. Collect any added deposit by the start of the renewal term.
