How to use this Lease Renewal Agreement in Washington

Start the renewal conversation 60–90 days before the lease ends; in Washington 7% + CPI or 10%, whichever lower (2026 cap: 9.683%); no increase in first 12 months; 90 days' written notice; exemptions for new construction (<12 yrs), owner-occupied duplex/triplex, etc. (RCW 59.18.700–59.18.710; RCW 59.18.140). Have every adult tenant sign, and keep the signed renewal with the original lease.

If the rent goes up, give the written notice your state requires before the new rent starts and note the date in the renewal. Collect any added deposit by the start of the renewal term.
