How to use this Lease Renewal Agreement in New York

Start the renewal conversation 60–90 days before the lease ends; in New York rent-stabilized units: annual Rent Guidelines Board rates; Good Cause Eviction covered units: presumptive cap of CPI + 5% or 10%, whichever lower; notice of 30/60/90 days for increases of 5% or more (N.Y. Real Prop. Law §§ 216, 226-c, 231-c; Emergency Tenant Protection Act). Have every adult tenant sign, and keep the signed renewal with the original lease.

If the rent goes up, give the written notice your state requires before the new rent starts and note the date in the renewal. Collect any added deposit by the start of the renewal term.
