How to use this Move-In / Move-Out Checklist in Georgia

Walk the unit together before any boxes come in. Mark every item, write defects in words, and take dated photos of each one — in Georgia before collecting a security deposit the landlord must give the tenant a written list of existing damage; the tenant inspects and signs it or lists disagreements. A move-out list is required within 3 business days after the tenant leaves (O.C.G.A. § 44-7-33).

Both sign at move-in and each keeps a copy. At move-out, repeat the walk with the same sheet, fill the second column, and send the deposit or itemized deductions within 30 days.
