How to use this Move-In / Move-Out Checklist in Virginia
Walk the unit together before any boxes come in. Mark every item, write defects in words, and take dated photos of each one — in Virginia landlord must give the tenant a written move-in inspection report within 5 days of occupancy; the tenant may be present at the move-out inspection (Va. Code § 55.1-1214).
Both sign at move-in and each keeps a copy. At move-out, repeat the walk with the same sheet, fill the second column, and send the deposit or itemized deductions within 45 days.
